Please read the following in its entirety. For rent: 3 bed, 2 bath home in the Garden Lakes neighborhood in Avondale, AZ. Home has desert, low maintenance landscaping in front and back as well as a pool. All appliances except microwave are included and all in working order including the washer/dryer. The pool has a weekly service provided by the owner. Rent is $1050 per month (payable on the first of every month) plus a monthly tax of $52.50-- total cost, $1102.50 per month. Utilities are not included in the rent and must be set up to be turned on for the first day of occupation. Lease ends March 31, 2017. It is a takeover of a current lease (NOT a sublet as new tenants will sign their own documents/lease with the property management company). New tenants are responsible for a refundable security deposit upon approval of application of $1050 as well as a one-time administrative fee of $250. Pets are allowed with an additional deposit. To apply, you must meet the following criteria per the management company: --Positive, verifiable rental history with a property management company (i.e. Renters warehouse, an apartment complex, etc) for the last 12 months --No criminal record --No evictions --No utility collections --MUST be a W2 employee making 3X the monthly rent (at least $3150 per month); this can be a combined income of multiple people over the age of 18 In order to apply, an application will be provided to you. We will submit the completed application to the management company along with your $50 application fee payable by credit card (for the first two adults, and an additional $50 for every adult applicant thereafter). EVERY adult over the age of 18 planning to live in the residence must fill out an application. The property management company will then contact you and us directly to inform both parties of approval, at which point you will go in to sign the new lease and provide the security deposit as well as any additional document the management company requires.
