The living room and dining room are in the front of the building with double pane bay windows facing west. Look out the windows and see the fog hanging over Twin Peaks, then splitting to the north and south, leaving a slice of sunshine across the Mission and Potrero Hill so you can enjoy some of the warmest weather SF has to offer. The bedrooms face east, so welcome the sun to start your day. The kitchen has a new quartz countertop and sink, contrasted with the built in cabinets. Cook on an antique - but working just fine - O'Keefe/Merritt gas stove. (A former tenant, who was a professional chef, enjoyed it during his stay in SF.) New electrical outlets throughout the unit supply 100 amp service for the modern tenant in an Edwardian building. Pets are (probably) welcome - after discussing the issue with the landlord/owner. Share the backyard with the upstairs tenants; they have a garden. The building is across US 101 from Zuckerberg SF General Hospital. The positive aspect to this is there are residences on only one side of Kansas Street, leaving more room for street parking. The negative aspect is that when you are standing in front of the building, you hear the traffic. However, enter the building and the double pane windows block the noise. Also, close proximity to the highway has other positive aspects: (1) easy access to US 101 northbound towards downtown SF and the Oakland-San Francisco Bay Bridge and points east and (2) easy access to US 101 southbound towards SFO and I-280. For public transit users, SF Muni stops at the corner of 23rd St and Kansas, about 5 buildings away, just before it turns onto 23rd St. (so it does not pass 1159 Kansas). One bus route runs north to The Cannery, with stops along the way that connect to east or west routes (including the MUNI Underground) to downtown or to the Avenues. Another bus route runs from the eastern edge of the City west, stopping at the 24th & Mission BART station. The owner pays for Recology (garbage, recycling and composting); the tenants will put the containers out and bring them in, sharing the task with the upstairs tenants. You will pay for the utilities you control, such as gas, electric, water, phone, internet, etc. (You have your own meters.)
