Minimum 12-month lease. Tenant is responsible for all utilities, including water, electricity, trash, internet, and any other utility services associated with the property. High-speed internet is available through Spectrum and AT&T.
Tenant is responsible for all lawn care, landscaping, irrigation monitoring, and general yard maintenance. Tenant must comply with all Grand Landings HOA rules, regulations, and community standards throughout the lease term.
Garage and driveway parking only. No extended or overnight street parking. Commercial vehicles, trailers, boats, RVs, and other vehicles prohibited by HOA regulations are not permitted.
Two gate remotes and two garage door remotes are provided at move-in. Replacement fees are $40 per gate remote and $20 per garage remote.
Tenant is required to maintain renters insurance for the duration of the lease. No smoking inside the home.
Tenant is responsible for routine maintenance, including replacing HVAC air filters, light bulbs, and smoke detector batteries. Maintenance concerns must be reported promptly. Emergency issues such as water leaks, plumbing backups, electrical hazards, security concerns, or loss of air conditioning during extreme heat must be reported immediately. Non-emergency maintenance concerns must be reported within 24 hours of discovery. Tenant may be responsible for additional damages resulting from failure to report issues in a timely manner.
Any HOA fines, penalties, or fees resulting from tenant actions, guests, vehicles, pets, or violations of community rules shall be the responsibility of the tenant.
