    Spacious 4 bedroom 2 bath home located in Port Orange Florida. The rent is a discounted $1,350.00. The home is currently occupied so please do not disturb the tenants. Qualification Standards Before you apply: Please be prepared to pay the application fee as outlined in the property listing. In addition to this rental application, you will also be required to provide a copy of a valid form of identification and proof of income. We are looking for long term tenants. The minimum lease term accepted is 2 years. We only take the best of the best applicants. We don't take first come first apply applicants. To complete this rental application, you must be prepared to provide 3 years of residential history as well as contact information for your rental references. You will also be asked to provide information on your monthly income, and please note that most properties require that applicant combined gross income is at lease three (3) times the monthly rent amount. All adult applicants 18 or older must submit a fully completed, dated and signed residency application and fee. Applicants must provide proof of identity. A NON-refundable application fee of $50.00 will be required for all adult applicants. Credit history and or Civil Court Records must not contain slow pays. judgements, eviction filing, collections, liens or bankruptcy within the past 7 years. Self employed applicants may be required to produce open request 2 years of tax returns of 1099s and non employed individuals must provide verifiable proof of income. All sources of other income must be verifiable if needed to qualify for a rental unit. re Criminal records must contain no convictions for misdemeanors for crimes involving violence, assault or battery, drugs, firearms; felonies within the past seven years and no sexual offenses ever. In the event a record comes back "adjudication withheld", "nolle prose", or "adjudication deferred", further documentation may be required and applicants may be denied on this basis. Previous rental history reports from landlords must reflect timely payment, sufficient notice of intent to vacate, no complaints regarding noise, disturbances or illegal activities, no unpaid NSF checks, and no damage to unit or failure to leave the property clean and without damage at time of lease termination. Certain animals including Pit Bulls, Rottweilers, Akitas, Dobermans, Chow-Chows, or crossbreeds thereof, and any animal with a history of aggressive behavior are not accepted. No pets of any kind are permitted without specific written permission of landlord in the lease document, an addendum to lease, a non-refundable pet fee acceptable to landlord and/or an additional pet deposit or additional rental guarantee maybe required. Any exceptions to our company's criteria will need to be submitted in writing to the rental agent for presentation to the landlord for consideration. If approval is then given for such exceptions, additional funds and/or additional advance rent payments may be required. Our company policy is to report all non compliances with terms of your rent agreement or failure to pay rent, or any amounts owed to the credit bureau and/or a collection agency and if the amount is disputed, it shall be reported as disputed in accordance with the law. We are looking for long term tenants. The contract is a 2 year lease. Tenants are responsible for lawn care and utilities.
