Hi, I'm Chris Rockett. My granite-clad 2-bedroom, 1-bathroom 1950 home in Boulevard Heights neighborhood is ready to rent again. This is not your typical builder-grade flipper special - I spent far more time, money, and effort improving and refreshing this place than any rational landlord would spend on a rental house because I take pride in this place and I used to live here myself 2006-11. Recent updates (2023) include a new laundry room addition, completely renovated bathroom with all new surfaces & fixtures, a Trex deck on the back of the house, and spray foam insulation under the roof. The kitchen was renovated in 2008 with custom cabinetry and a unique concrete bar. There is a sun room off the living room that could be used as a dining area or annex to the living room. Both bedrooms are 11x11' with closets that are surprisingly large for the era. There is also a coat closet, linen closet, pantry, and some storage in the laundry room and utility closet. Stacked washer/dryer unit included. Large front and back yards with a garden planter and mature blueberry bushes. Long driveway can fit four cars in-line and there is a pull-out to park side by side. Walking distance to Grant Park and the BeltLine and a new mixed-use development is to be built on Avondale Ave. Cats are allowed, dogs are not. Lawn maintenance and monthly interior cleaning (mandatory) are included in the rent. I live in Chamblee and will respond personally and promptly to any maintenance issues. A two-year lease is required initially because I am interested in long-term tenants. You are renting from me personally, a decent and fair human being, not some soulless corporate management company. I have not raised rent significantly for tenants in the past - I want to reward those who stay long-term. DO NOT send me the one-button canned message from Zillow that says "I am interested in this house and would like to schedule a tour." Fill out a renter's profile on Zillow and tell me about yourself: how many people will live with you, rental history, why you're moving from your current place, when you need to move in, employment, pets, etc. I need to know that you will be a tenant who is going to take care of the house, pay the rent on time, be honest with me, and stay for a few years. Note: instead of a security deposit, we will use a lease guaranty, an insurance policy with a one-time premium paid by the tenant. It will be nonrefundable because it's an insurance premium, but it should be considerably less money up front than a large security deposit and I would consider allowing it to be paid in two installments instead of all up front. TWO-YEAR LEASE required initially, which can be renewed yearly thereafter (sorry, Zillow didn't offer the selection for 2 years under the lease duration menu). Occupancy for one or two people, but only one lease-holder and NO SUBLETTING without prior approval. Pets allowed: one or two cats. Apologies, Section 8 vouchers are not accepted.
