Electric and gas are a renter's responsibility. Would rather rent to a non-smoker but don't want it to be a deal breaker for an otherwise right tenant. Definitely a drug free person must apply. I prefer 6 month lease to start and month to month after that. Don't mind a long term 1-2 years or longer for a right person. A proof of employment/income as well as background check are required.
