Rent is due on the first of every month, and checks or cash made payable to the Landlord. A late fee of $250 will be assessed if rent is not paid within 7 days after the due date. Security Deposit The Tenant agrees to pay a security deposit equal to one months rent upon signing this lease. This deposit will be held to cover any damages to the property or unpaid rent. The deposit will be returned to the Tenant within 30 days after the lease ends, minus any deductions for damages or unpaid obligations, in accordance with New Hampshire state law. The Tenant agrees that the unit shall not be occupied by more than 4 persons, including the Tenant(s), without prior written consent of the Landlord. Maintenance and Repairs The Tenant agrees to maintain the premises in a clean and habitable condition. The Tenant shall promptly notify the Landlord of any required repairs or maintenance. Tenant is responsible for damage caused by their negligence or misuse of the property. Landlord will provide routine maintenance and repairs to the premises, except for damages caused by the Tenant or their guests. Alterations The Tenant shall not make any alterations, improvements, or changes to the apartment without the written consent of the Landlord. This includes but is not limited to painting, installing fixtures, or altering structural elements. Subleasing The Tenant shall not assign this lease or sublet the premises without the prior written consent of the Landlord. Any unauthorized subletting or assignment is grounds for eviction. Entry by Landlord The Landlord may enter the premises under the following circumstances: To inspect the premises, make repairs, or show the unit to prospective tenants or buyers with 48 hour notice. In case of emergency (no notice required). Rules and Regulations The Tenant agrees to abide by all rules and regulations set by the Landlord, including any building-specific rules, parking regulations, noise ordinances, etc. Smoking Policy Smoking is not permitted in the apartment. Default and Termination If the Tenant fails to pay rent or otherwise breaches this Agreement, the Landlord may terminate this lease in accordance with New Hampshire state law. The Landlord may also pursue eviction and seek damages as permitted by law.
