The Tenant shall return all such items at the end of the lease term in a condition as good as existed at the beginning of the lease term, normal wear and tear expected. Pets. No pets, dogs, cats, birds, fish, or other animals shall be allowed on the Premises, even temporarily or with a visiting guest. As required by law, service animal(s) are the only exception to this rule. Keys. The Tenant will be given a lock code to the Premises. This lock code is not to be given to anyone who is not on lease. Lockout. If the Tenant becomes locked out of the Premises, the Tenant will need to notify the landlord. Smoking. Smoking is prohibited in any area in or on the Premises and on the property, both private and common, whether enclosed or outdoors. This policy applies to all owners, the Tenants, guests, employees, and servicepersons. The Tenant will be liable for any damage caused to the Premises or property due to the Tenant or the Tenant's visitors or guests smoking on the Premises or property. Any violation of this policy will be seen as a breach of this contract and the Landlord will be entitled to all remedies allowable by law including eviction. Storage. During the term of this Agreement, the Tenant shall be entitled to store items of personal property in the bedroom closet, the bathroom, the laundry room, the living room closet is included in the Rent charged pursuant to "Rent; Lease Payments." The Tenant shall store only personal property the Tenant owns and shall not store property claimed by another or in which another has any right, title, or interest. The Tenant shall not store any improperly packaged food or perishable goods, flammable materials, explosives, hazardous waste or other inherently dangerous material, or illegal substances. The Landlord shall not be liable for loss of, or damage to, any stored items. Parking. Parking is permitted as follows: the Tenant shall be entitled to use 1 parking space(s) for the parking of motor vehicle(s). The parking space(s) provided are identified as Under the carport, along the driveway, under the additional car cover. The right to parking is included in the Rent charged pursuant to "Rent; Lease Payments." Parking space(s) are to be used for parking properly licensed and operable motor vehicles, except for trailers, boats, campers, buses, or trucks. The Tenant shall park in assigned space(s) only. Parking space(s) shall be always kept clean. Vehicles leaking oil, gas, or other motor vehicle fluids shall not be parked on the Premises. Mechanical work or storage of inoperable vehicles is not permitted in parking space(s) or elsewhere on the Premises. Maintenance. The Landlord shall have the responsibility to always maintain the Premises in reasonably good repair and perform all repairs reasonably necessary to satisfy any implied warranty of habitability. Except in an emergency, all maintenance and repair requests must be made in writing and delivered to the Landlord or its agent. A repair request will be deemed permission for the Landlord or its agent to enter the Premises to perform such maintenance or repairs in accordance with ACCESS BY THE LANDLORD TO PREMISES herein unless otherwise specifically requested, in writing, by the Tenant. The Tenant may not place any unreasonable restrictions upon the Landlords or the Landlord's agents access or entry. The Landlord shall have the expectation that the Premises is in a safe and habitable condition upon entry. Inspection. The Landlord has permission to enter the premises and the property on any given day of the month to inspect the condition of the grounds and the interior/exterior of the property. Any issues that arise will have to be addressed immediately by the tenant or via the security deposit paid to the landlord by the tenant. Utilities and Services. The tenant shall be responsible for all utilities and services incurred in connection with the Premises. Property/ Renter's Insurance. The Landlord and the Tenant shall each be responsible to maintain appropriate insurance for their respective interests in the Premises and property located on the Premises. Other. It is best to always park your vehicle under the carport to avoid any damage from trees or tree limbs. Any damage done to your vehicle on the landlord's property is not the responsibility of the landlord. Late Payments. For any payment that is not paid within 3 days after its due date, 3 the Tenant shall pay a late fee 0f $50 Defaults. The Tenant shall be in default of this Agreement if the Tenant fails to fulfill any lease obligation or term by which the Tenant is bound. Subject to any governing provisions of law to the contrary, if the Tenant fails to cure any financial obligation within days (or any other obligation within 5 attorney's fees 10 days) after written notice of such default is provided by the Landlord to the Tenant, the Landlord may elect to cure such default and the cost of such action shall be added to the Tenant's financial obligations under this Agreement, including reasonable . All sums of money or charges required to be paid by the Tenant under this Agreement shall be additional Rent, whether or not such sums or charges are designated as "additional Rent." The rights provided by this paragraph are cumulative in nature and are in addition to any other rights afforded by law.
