Hardie Panel Fiber cement siding exterior provides fire protection, resists termites, rot and does not expand or shrink with weather changes. 2x6 framing for added insulation, 12 inch concrete slab for thermal retention, galvanized steel roof will easily last 50 years, double roof with air gap helps keep the house comfortable on hot summer days. New 9000 BTU mini split air conditioner/heater. Wood-burning stove and propane wall heater keep the house warm in cold winter months. 1800 watt solar array paired with Outback Flexmax 80, 8 Trojan L16RE-B batteries and 2 24v 1500 watt (3000 watt peak) Cotek true sinewave inverters provide plenty power and power storage. Oversized septic tank and leach lines approved for a 3 bedroom home for possible expansion. Water well currently fitted with smaller 1/2 horsepower pump that can run off of solar, fills two 1500 gallon tanks to supply the house. Well produces around 1,000 gallons per hour with current pump. Small attached battery room houses solar equipment and 30 gallon GE propane water heater with plenty of room to upgrade battery storage and install a washer and dryer if desired. 60’X80’ garden area fenced with 5’ galvanized welded steel wire fence with a 8’X25’ walipini style greenhouse. Separate 72sf pump house on a concrete slab and large carport with galvanized roof. Recent interior paint, new light fixtures and ceiling fan. This home does not have grid power therefore maybe hard to get a loan on. The well water is HARD so you may want to install a filtration system if you have sensitive skin. California valley is an hour from ANYTHING! Nearest grocery store, gas station, hospital, hardware store are all at least an hour away. The only things we have out here is a Cal Fire station, community center, motel, National monument and amazing views. If you want to come look at the house just remember to fill up on gas and to bring anything else you may need for a long trip.
