The ranch maintains over 1400 miles of ranch roads, so the fee for keeping this up is $182+ due every year in March. It goes up a small amount every year for the cost of living. We go through the title company on ALL sales. It generally takes 30-45 days. The way this is done- a buyer makes an offer in writing along with earnest money. No money changes hands until the seller accepts the offer in writing. At that point, we take the contract into the title company and the buyer would call the title company for wiring instructions to get the earnest money paid. The buyer has 3 days to get the earnest money into the title company. Cash, credit cards, money orders & cashier's check are not acceptable. Usually, the earnest money is $1000 or more for a larger purchase. You will get credited for this at closing. The title company does its research and then issues a commitment for your approval. The commitment will be a draft of what your title policy will read like. If you have any questions you would call the title company. At that point, once it is approved, the buyer contacts the title company that they are ready to close then the final paperwork is ordered from the attorney. You do not have to be here to close.
