Contact us today to learn more or schedule a viewing! Lease Terms for Fully Furnished Rental in Riverton, Utah Lease Term The lease term is for 6 months, beginning on the agreed-upon start date. The tenant must vacate the property by the end of the lease term unless a renewal agreement is signed. Rent Payment First Month's Rent: If the tenant moves in mid-month, the rent for the first month will be prorated based on the number of days the tenant occupies the property. The prorated rent will be due on or before the move-in date. Subsequent Rent Payments: Starting on the 1st day of the following month, the tenant agrees to pay the full monthly rent of the agreed amount, due on the 1st of each month thereafter for the remainder of the lease term. Late Payment: Rent is considered late if not received by the 5th of the month. A late fee of $180 will be applied if rent is not paid by the 5th. If rent is not paid by the next due date, eviction proceedings may begin. Security Deposit The tenant is required to pay a security deposit at the time of signing this lease. This deposit is refundable upon the conclusion of the lease term, subject to the condition of the property and furnishings, minus any deductions for damages or unpaid rent. Utilities The tenant is responsible for all utilities associated with the property, including but not limited to: Water Gas Trash collection Sewer Internet/TV The home is equipped with solar panels, and the landlord will cover the solar payment. The tenant is responsible for the electricity bill only if usage exceeds the solar coverage. The electricity bill will generally be much lower than typical costs due to the solar system, and the tenant will only need to pay for the amount that exceeds the solar coverage. Pets Pets are not allowed on the furniture or bedding. The tenant is responsible for ensuring pets remain off all furniture and provided furnishings to avoid damage. Renter's Insurance The tenant is required to maintain renter's insurance with a minimum liability limit of $500,000. Proof of coverage must be provided to the landlord prior to moving in and upon request during the lease term. Maintenance and Repairs The tenant agrees to notify the landlord promptly of any maintenance or repair issues within the home. The landlord will be responsible for major repairs not caused by the tenant's negligence. The tenant must keep the property clean and in good working order. Minor repairs or maintenance required due to tenant misuse or damage will be the responsibility of the tenant. Alterations or Removal of Furnishings The tenant is not allowed to remove, replace, or alter any furniture, appliances, or fixtures without the landlord's prior written consent. Unauthorized changes or removals may result in penalties or forfeiture of part of the security deposit. Smoking and Pets Smoking is not permitted inside the property or on the premises. Pets are not allowed unless otherwise agreed to in writing by the landlord. Property Access The landlord reserves the right to access the property for inspections, repairs, or maintenance with at least 24 hours' notice to the tenant. Emergency access may be granted without prior notice if necessary for health and safety reasons. Home Office and Work-from-Home Policies The property includes a designated home office space. The tenant is encouraged to use this space for work or personal activities. However, the tenant agrees not to operate any business from the property that would interfere with the quiet enjoyment of neighbors or violate local ordinances. Parking The property includes a large driveway for parking. Tenants may park their vehicles in the driveway, but parking in unauthorized or restricted areas is prohibited. Private Outdoor Space The tenant has access to the private backyard, including the large deck and BBQ grill. The tenant is responsible for maintaining the outdoor areas and ensuring that the BBQ grill is used safely. Any damage to the outdoor space, deck, or grill will be the tenant's responsibility. Neighborhood Rules The tenant agrees to respect the quiet, family-friendly nature of the neighborhood. No loud parties, excessive noise, or disturbances that could affect the neighbors are allowed. Termination and Renewal Upon completion of the lease term, the lease may be renewed by mutual agreement of both parties. Either party may terminate the lease with the appropriate notice as outlined in the lease agreement. Early termination by the tenant may result in forfeiture of the security deposit or additional penalties. Insurance The tenant is encouraged to maintain renters' insurance to cover personal belongings, liability, and potential damage to the property.
