    What's special

Hi there! Up for grabs is a super cute 1 bedroom apartment in a STELLAR location. Situated in the 7th Ave./Forest Hill border of Newark, you have everything at your fingertips: 1. One block away from the beautiful Branch Brook Park and Cathedral Basilica of the Sacred Heart. 2. A 12 minute walk to the Broad St. NJT train station and light rail. (An impressive 40 minute or less commute to Midtown NYC!) 3. A 15 minute walk to the Park Ave. light rail station. 4. A 2 minute drive to 280 in one direction or Rte 21 in the other. 5. A 5 minute walk to Bloomfield Ave. (Convenience stores, quick bite eateries and mom/pop shops) with a direct bus to Penn Station. 6. 4 minute drive to the Kearny shops and Starbucks, or a 5 minute walk to DD for morning coffees. The apartment is NOT furnished. Tenant pays gas and electric. Owner pays hot water. The apartment itself boasts honey hardwood floors, stainless steel appliances, a neutral color palette throughout, central air and forced heating. It was recently renovated from top to bottom in 2017 and previous tenants have maintained it well. The bedroom is a good size with enough room to accommodate a queen bed and a dresser. It also includes a large walk-in closet, a linen closet in the bathroom and a nice sized pantry (or coat closet). There's also an in unit laundry room equipped with a full, front loading washer and dryer and plenty of storage space. If you own a car, there is on street parking in front, or access to a gated parking space at an additional fee. And then there's us- the landlords. My husband and I occupy the top floor with our two littles. A 4 year old and a 1 year old. If you are a person that's sensitive to sound, this is NOT the residence for you. Try as we might, it's inevitable that you will hear some stomping, running, jumping, thumps, thuds and occasional screaming. But we do our best to keep the noise at a minimum and respect your privacy fully. We request the same in return. Sorry, this apartment is a no smoking (of any kind) zone! But we do allow small dogs (under 30lbs.) with an additional $100 deposit. To Qualify we require: 1. A credit score of 620+ 2. A clear background check 3. A yearly salary of 30x the rent (approximately $37k) 4. 3 most recent paystubs to show proof of income 5. State issued ID or passport If have the listed qualifications and would like to view the space, please send us an email to learn about open house dates and times. Thanks again for looking!! Owner pays water. Tenant pays gas and electric. As already stated, this is not an apartment for those bothered by noise during the day. We have two small children and you will hear running, jumping, stomping etc... sporadically during the day. Please keep this in mind when applying.
