1/2 Tenants in Common Whole Property & House Sale My brother and I inherited a 2.2 acre parcel of land in Allendale that has a large farm house on it with a detached shed/garage. The house has approximately 2296 sq. ft. on the main floor and 977 sq. ft on the upper floor. Part of the main floor is not finished, however its mostly just missing drywall and the floor finish. My dad built the new parts and he uses two layers for the subfloors so they are super strong. I built the oak kitchen cabinet doors and drawers with t/g construction. The house has a full basement as well that is not included in these sq. footage numbers. Regarding the basement, the older part has a standard Michigan cellar basement with stone walls, less then 8' eight. The new part has standard pored cement walls with 8' or more ceiling height. The new part of the basement does not have the cement floor installed yet. Here too it would not be hard to finish the new parts. This would provide many more rooms as the basement is large. My brother has passed away so I would like to sell my 1/2 interest in the home. My brother did allow a friend of his to live there so I believe he still occupies the home. He may become the other 1/2 owner of the home once all the death/legal matters are settled, I am not involved in that process. I am not on good terms with this tenant but doesn't mean the new 1/2 owners can't be. This is where you would want to get legal advice but its my understanding that with Tenants in Common home ownership all owners have 100% access to all parts of the property, both the land and the house. The parcel is valued at $232,800 by the township so I'd be selling 1/2 ownership of this parcel. Due to the unfinished nature of parts of the home and the 1/2 Tenants in Common nature of the sale I would be willing to sell my share at a discount. The parcel address is 11919 40th Ave, Allendale 49401 House has natural gas and boiler heat so heating costs are low. My brother and I installed a brand new well on this parcel so that is new. Prior to our mother's passing a new roof was installed so that is very recent. I believe the zoning here is agricultural, at least it was when I lived here. However over time the large agricultural farms (ours was 80 acres when first purchased by my parents) were split into smaller parcels but most of the new parcels are in the 5 to 20 acre size so this property is very secluded from neighbors with no houses in close proximity.
