    Contact me directly 330-978-9354 for am appointment. This River Estates house was my father's. It has been rented for a decade but tenants are gone. House has been repaired and renovated extensively. I intended to move into it but have too much stuff and had to give up the idea. I still have a few cosmetic things I want to finish, but I wanted to offer it for sale before I have to list with an agent. I can more easily negotiate now. Fast response and pre-approval help a lot. If I'm getting visitors, I'll hold off a while. That could save a buyer a great deal of money. Once an agent's commission is added in, it is harder to negotiate. We are just trying to break even. Within the last few years, electric has been updated, new doors, new tilt-in windows, roof replaced, new wired garage, paint, carpet, deck, landscaping and more. Gas heat and air. Glass block windows. I have tried to address every problem. There is a large attic with drop-down stairs. The entire sidewalk and driveway apron have been replaced. Fenced yard. Excellent friendly neighborhood with nice children of all ages, dog walkers, joggers, mature oak trees of 100 feet or more, etc. Great neighbors. The area is self contained with two ways in and out. So, no through traffic. At the end of the road, there is a path for walking or bicycling that leads into the back of Waterworks Park. The back of the property is bordered by the railroad tracks. I stay here much of the time and find that, although they are noticeable at first, after a short time, the trains don't even wake me. Immediate move in condition. All appliances available. Pre-approved credit will lead to a better deal. House is also on craigslist. Call 330-978-9354 for an appointment. Any potential transaction will be completed using a mutually agreed upon reputable local real estate attorney and title company and we will share the cost. Or, you may retain your own attorney at your expense. I have done it before with no problem. Using a real estate lawyer is quick and easy and protects everybody's interests. A neighbor is currently paid to maintain the yard and to keep watch on the house. So, drive by is OK but UNANNOUNCED VISITORS WANDERING AROUND THE PROPERTY WILL RESULT IN A CALL TO THE POLICE. Any agents must have a signed offer and cashiers check for a down payment. The whole "we buy houses" crowd should go elsewhere as I will not deal with your group. I can text pics on request.
