The apartment is a 5th floor Abbey-style corner unit a little over 1,000 square feet with carpeted bedrooms, hardwood living/dining/kitchen area, and a hardwood enclosed sunroom that we use as our work from home office space. Washer and dryer in unit. The apartment is north facing. The bedrooms are 10 x 14 and 11 X 13 in size one of which has a floor to ceiling window. The sunroom is 12 x 7 with floor to ceiling windows on three sides. The layout of the apartment allows for a dining area space near the kitchen which is rare for most apartments. The area is fantastic and we've loved living here! I just bought a house in the area so we are moving. The apartment is 0.2mi quick 4-minute walk to the Braddock metro (Blue and Yellow) station which is one stop from Reagan Airport and an 18-minute metro ride into the city. Walking distance grocery shopping includes Harris Teeter and Trader Joe's. There's a Giant, Target, and other shopping just up the road in Potomac Yard area (bike, scooter, or drive there). There's a ton of adorable places to eat and drink just around the corner. You are only a 0.8mi/16 minute walk to the Potomac River and Oronoco Bay Park, a 0.8mi/16 minute walk to King Street, and a 1.3 mi / 20min walk to the Alexandria Waterfront! Move-in as early as April 8/9/10 or latest May 1, 2022 (flexible). Our current lease runs through January 27, 2023. Abbey style apartments at Meridian at Braddock are currently renting for around $2,700. If you take over our lease you will pay our current rent rate which is only $2,175! You also benefit from getting to renew this lower lease rate and renew it during offseason (January) when rent prices here and all around the DMV are cheaper! Additional monthly fees include a $10 trash fee and $100 parking (only if you choose to bring your car and use the garage). If you have pets, there is a $500 pet deposit and a $50 / month fee. Our utilities (gas, water, and electric) average $150 / month total for two people some months less, some months more. If we agree for you to take over the lease, you will need to pass their standard credit and background checks. We will help you submit the application to Meridian at Braddock to take over our lease and you will need to pay a $50 application fee.
