Applicants will need to submit an application directly to the Avalon. As the current tenant, we have no involvement in the application review and approval process. This discount can be provided as a monthly credit, and we'll handle that directly with you in a simple written agreement once Avalon approves the lease transfer. At the end of the lease term, you'll have the option to renew directly with the Avalon at a price determined by Avalon; however, the monthly discount applies only through June 19, 2026. Another big perk: since we've already paid a $300 security deposit to Avalon, the new tenant will receive that $300 back at move-out (provided that Avalon has no reason to withhold it). Pets: Certain dog breeds are not allowed by Avalon. 2 pet max. Avalon has a pet fee. Utilities/Internet: Utilities are not included in the rental costs - renter must cover those costs in addition to rent. If a prospective resident is interested in taking over the existing Lease, they would go through Avalon's application process and pay the application fee of $50 (per person). By signing this Agreement, the new resident takes over the existing Lease Agreement (term & rent). The new resident is agreeing that if there are any damages to the apartment upon move-out, they are responsible for paying the charges. It is understood by all parties that the new resident is taking over a Lease and therefore they are taking the apartment 'as is'; Avalon does not do any part of the turn process for the new resident no painting, cleaning, etc.
