Click on photos to see room dimensions. 3-bedroom, 1-bath, 1035 sq. ft. brick house located mid-way between the University of South Alabama campus (3.6 miles) and USA Health University Hospital (3.3 miles). Oversized corner lot with fenced back yard. Two parking spaces. Central air and (gas) heat. Newly refinished hardwood floors throughout: except tile in laundry room, kitchen and bathroom. New (18.3 cu. ft., white, top freezer Frigidaire) refrigerator was delivered after photos were made. Electric stove and dishwasher. New miniblinds throughout. Attached 1-car carport. Twelve-month lease required. Please apply through Zillow. Email and text messages only. No phone calls. With the number of applications these days, I'm liable to lose any information taken over the phone. All applicants must fill out all application fields completely. Preliminarily approved Zillow applications will require additional $30 fee (per applicant over 18) for verification of information provided. You may request a copy of the lease before paying additional fees. All applicants must provide a copy of their Social Security card, copy of Driver's License (or other government-issued photo I.D.) and two recent pay stubs. We must see and approve, in advance, all tenants and pets that will live on premises. All must be listed in the lease. Additional (unapproved) pets or tenants violate the lease. Security and pet deposits due at lease signing. $850 security deposit. $350 non-refundable pet deposit, plus up to $250 per pet: 50% of per-pet deposits returned with security deposit at move-out if all lease-imposed debts are current and house is undamaged. Renter's insurance required. All applicants must have solid 2-year employment and rental histories and a minimum 650 credit score. These will be verified. Credit utilization (% of available credit used) and cost of servicing existing debt will be considered. Self-employed applicants, and those working for family businesses, will need to document income with bank and tax records. Criminal history included in background report. Landlord must be granted access for damage assessment inspections each quarter during initial 12-month lease period. Tenant will receive at least three-day's advanced notice. Some inspections may be waived for tenants without pets. The large, somewhat hilly yard requires far more upkeep than many former apartment dwellers expect. Tenant will be responsible for any City citations due to tenant's failure to keep premises up to code. Our recommended lawn service charges $50 to mow the lawn, front and back. Previous evictions, bankruptcies (still on credit report), and unsettled claims by previous landlords against any applicant/co-applicant automatically disqualify the application. As does any false or misleading information given during application process.
