**Lease Terms**
A 12-month fixed-term lease is required. After the initial term, the tenancy may continue on a month-to-month basis unless the lease is renewed or otherwise terminated or modified in writing.
The security deposit is equal to one month's rent, subject to applicable California law.
Tenant is responsible for all utilities and services associated with the property, including electricity, natural gas, water, trash, internet, cable and any other tenant-requested services.
Solar panels are installed at the property. Electricity charges, solar credits, billing procedures and any applicable annual reconciliation or true-up obligations will be addressed in the formal lease or utility addendum. Electricity savings are not guaranteed and will depend on household usage, utility rates and applicable billing terms.
Two 240-volt driveway receptacles are available for compatible tenant-provided electric-vehicle charging equipment. Tenant may not alter, replace or modify the electrical system or install charging equipment without prior written approval.
Every adult applicant age 18 or older must complete the same application and screening process, be approved and sign the lease. Occupancy is limited to the tenants and occupants identified in the lease.
Subleasing, short-term rentals, room rentals and unauthorized occupants are not permitted without the owner's prior written approval.
Tenant must maintain the residence and all tenant-controlled exterior areas in a clean, sanitary and reasonably well-maintained condition. Additional yard, driveway, artificial-turf and property-care requirements will be included in the formal lease or property-care addendum.
Smoking and vaping are not permitted inside the residence.
Pets may be considered with prior written approval and subject to the property's written pet policy. Additional monthly pet rent may apply. Assistance animals will be evaluated and accommodated in accordance with applicable law.
Renter's insurance is required before move-in and must remain active throughout the tenancy. Tenant is responsible for insuring personal belongings and maintaining the liability coverage required by the lease.
The formal lease will include all required California disclosures, utility and solar terms, EV-related terms, maintenance responsibilities, property-specific rules and other legally required provisions.
All applicants will be evaluated using consistently applied written screening criteria and in accordance with applicable fair-housing and California rental-housing laws.
