[ ] One key for each door will be provided. Any key lost will be a $5 charge. [ ] House is in a septic tank so no feminine products flush down the toilet or wipes. If damaged due to this-$300 [ ] Rent due on the 1st of each month if not paid before the 5th of the month a $50 late fee will be added. Will work with tenant if 2 week notice is given and reasonable reason as to why you can not pay in time. [ ] If rent is not received upon end of the month of which it is due then it will result into immediate termination of lease unless tenants have spoken with owners and come to another written agreement that they both have sign for that occurance. [ ] Utilities not included. All utilities will need to be placed in tenants name. [ ] No pets, unless discussed otherwise [ ] No smoking [ ] Tenant will be responsible for lawn maintenance, however if tenant does not want to be responsible for that a $100 fee will be added. [ ] Trash must be dropped of at trash site. A list and date will be provided. If need picked up it will be a $25 fee [ ] We will do a walk through with a checklist to check everything. [ ] $50 non refundable application fee, verification of income, 3 references and [ ] Any damages accrued during the duration on the tenants stay will result in immediate termination of lease and damages fees will be accessed based on the severity of damages. [ ] The home will come unfurnished except the refrigerator and stove. [ ] If tenant decides to break lease before the end of the term. They will forfeit their security deposit. They must provide 30 day notice of when they will vacate the home. [ ] Lease renewal: if current tenants wants to renew lease a 60 notice will be provided to tenants. So that a new contract/ lease can be signed. [ ] Any maintenance issues needed the tenants can contact the owner at anytime within reason.
