Important notes: This is technically a 2 bedroom unit, but the 2nd BR is small and best used as a guest BR or an office. Also, the condo comes with only one assigned parking spot in the garage, and only one garage key fob, so if needed a second space would require an extra monthly fee. There is no balcony, but there is a nice large floor-to-ceiling window in the living room and a smaller window in the main bedroom, both of which overlook Madison Street Park, north side toward Ybor; so no direct sunlight, plus there's a huge motorized shade over the big window that works to dim the room a bit. The condo is fully furnished, including large, sectional couch with ottoman/coffee table, 2 nice swivel chairs with a small table in front of the window, a 65" television mounted on the living room wall with a mounted tv cabinet underneath, a dining table with 4 chairs, queen bed in larger room, double bed in smaller room, and a small foyer table. All furniture is negotiable, except for the couch, which must stay. The main bedroom has a small walk-in closet AND two other recessed closets (yeah, 3 closets), and the small bedroom also has a closet. The bathroom is large and has a double sink counter and nice big walk-in shower. Very nice, professional grade Viking appliances in the kitchen! All space completely renovated less than a year so, except for the bathroom More about the place: Located in Grand Central at Kennedy, the unit is on the 7th floor, conveniently located right next to the elevator and the stairway, and the garbage shoot, and also conveniently right above Pour House (great little brewery/coffee shop). In the same complex you'll find a beautiful courtyard, recently renovated with covered space, including 3 open air bars with 7 huge TV's playing all the sports, tables and chairs, a couple of fire pits and corn hole setups, as well as an Italian restaurant (Cena), a sports bar (City Dog), The Poke Company, a gelato shop, a dry cleaner, Message Envy, Crunch Fitness, and a small preforming arts theatre (Stageworks Theatre). There's a fairly new Publix in the building next door, an even newer Greenwise down the street, and a small grocery shop around the corner (Duckweed). There are also many other bars, restaurants, and shops within walking distance, including Sparkman Wharf and Amalie Arena, and a free trolley that picks up right next to the building and travels north into Ybor or south into Downtown. Madison Street Park has a Pickle Ball court (which also converts to a volley ball court), a putting green, shuffle board courts, and a large green space. There are 2 beautiful pools (+ hot tubs), one on each of the 9th floors of the 2 buildings, a small complex gym and a small clubhouse. The 2 large garages at the base of each building have ample visitor parking, free for 2 hours and then an hourly charge beyond that ($20 maximum), and your space is on the 7th floor just outside the elevator/unit. I can discuss with you how I have managed my guest parking over the years. Looking for a lease between 7-12 months. The Association requires a $100 application fee. I would prefer no pets, but I could potentially lighten up on that. Definitely non-smoking though; firm on that. Water/Gas and Internet (Frontier) are included. You're responsible for electric bill (typically around $60/month for me) and for cable if you want it.
