First month's rent and security deposit required by move in date. Lease is year-long (12 months). No smoking inside property and no smoking within 20 feet of the property. Tenant agrees to keep all provided appliances, fixtures, and equipment in a clean, safe, and well-maintained condition. The Tenant shall be fully responsible for any damage, destruction, or loss to the property's appliances (e.g., refrigerator, stove, dishwasher, washer, dryer) or equipment (e.g., HVAC units, water heaters) caused by the Tenant's negligence, misuse, abuse, or neglect. The Tenant must immediately notify the Landlord in writing of any equipment malfunctions, defects, or necessary repairs. Failure to report issues promptly that subsequently lead to further damage will be considered negligence, and the Tenant will be held financially liable for the resulting repairs or replacements. If repairs or replacements are required due to the Tenant's negligence or intentional misconduct, the Landlord may, at their discretion, arrange for the repairs and bill the Tenant. The Tenant agrees to pay these charges as additional rent within 15 days of receiving an invoice.
