The group lease allows individuals to move out early if a replacement is found and approved by landlord and remaining housemates; rolling this over, year after year, makes for a resilient, stable community. Pet lease and rent ($50/mo) okay for a cat; no dog unless with a single family. No smoking or guns please. Tenants pay all utilities. Fuel oil tank is refilled by Ballard Oil (paid by tenants) and forced-air furnace maintained and tuned for efficiency annually (paid by landlord). Last January the shared utilities were $120/person.
