Completely restored from the foundation to the roof just 4 years ago, it is hard not to love this charming house in the incomparable Church Hill neighborhood. At that time the building just down the block was vacant. Now it is operated by a caterer selling upscale wine, excellent coffee and all manner of gourmet foods. With the arrival of upscale condominiums across the street (and up and down all the nearby streets for that matter), tasteful new builds everywhere, gorgeous restorations and the arrival of Alewife, Grisette, and similar venues for dining and entertainment, the 1200 block of 29th Street feels suddenly right in the middle of everything. 1213 itself is just a jewel box...beautiful, historic features of the home were preserved while the plumbing, electricity, mini-splits throughout and newer appliances offer the comforts and convenience of modern life. Try not to laugh when you pay your paltry utility bills- unheard of in a home that technically was "built in 1910 (i.e. ONLY the brick foundation dates to that time). Open kitchen/living room, beautiful granite counters and SS appliances. TWO en suites upstairs and a third "bedroom" downstairs. Or office. Either works.
