Located on a quiet, safe side street within walking distance to Goodwill/Fred Meyers, the high school, library, and more. Access to a lovely large backyard located on a year-round creek. Owner lives in upstairs unit. Furniture includes large sectional couch, side tables, new 55" smart TV, dining table with two chairs, desk with chair, a fully equipped kitchen (coffee maker, French press, toaster, pots/pans, plates, cutlery, knives etc), a luxury queen bed with two sets of clean bedding, reading lamp, bedside tables, full length mirror, sitting chair, bathroom curtain, towels, vacuum, and broom for cleaning. Apartment is professionally cleaned between renters. Looking for a quiet, responsible tenant to rent my lovely basement apartment. No smoking, no vaping, no drugs, no loud music. Quiet hours are 11pm-7am. Renter must complete a tenant screening form and show proof of income (at least 2.5x cost of rent). If there is more than 1 of you applying, you will both have to fill out the screen form individually. Rent price includes all utilities (including Wifi). Access to a shared laundry room with washer & dryer (no added cost for this, you supply your own detergent). Month to month rental agreement. Small dogs under 40 lbs will be considered but no cats. Dog cannot bark regularly, cannot be aggressive, cannot get on furniture, and must be cleaned up after on a regular basis. They may use the backyard but you must pick up after them. An additional $300 pet deposit is required. Also, owner has a cat and foster dog upstairs that goes outside, so your dog should get along with them. Parking is on the street. Room for 1-2 cars. Tenant is not responsible for any maintenance other than cleaning up after themselves and leaving the unit fully clean upon the end of the lease. If the unit is not as clean as you found it, a cleaning fee of $50/hour will be deducted from your deposit. This is a furnished apartment and all furniture must be left on site in good condition at the end of the lease. First month's rent plus $1,000 due upon signing.
