Industrial warehouse near downtown with loads of space!Great space for a creative couple! Available Immediately--Open to building and modifying floor plan to fit your needs! I have a 2000 sq ft warehouse near Echo Park lake I'd like to share with one other person (or couple.) We each have our own private (14x18ft) living space/office, shared kitchen and huge living area, lots of work space, patio and best of all photo studio- large enough for 9-foot wide backdrop, lights, 10 1/2 foot ceilings (perfect for e-commerce.) All utilities except internet included. ME- I'm a professional editor and photographer in my 30's, I work from home a lot so I'm here more often then not. I'm clean as in I don't like dishes in the sink or sticky stuff on the floor, not OCD just basically common areas clean and livable. I like to party but at this point I'm more wine and food then Tecate and beer pong. I love photography and video art so when I'm not working I'm playing around with new projects, checking out galleries, collaborating with friends etc. I have small motorcycle and moped and keep some project bikes around the warehouse. I don't tend to watch a lot of TV and don't have one but I do have a projector and speaker system. YOU- are financially stable, ideally you're a maker or creator of some kind and the work/living/photo space helps you save on renting these areas separately for your business. You come with some of your own furniture and storage. You're basically clean and courteous, if you want to party or have an event you'll give me a heads up. You're basically liberal. I have a part-time pup I share with my ex, she's friendly and not here a ton but you should be OK with awesome little terriers and if you have a dog or cat they should be too. Will consider a dog but should be well-behaved, house trained, and not a frequent barker. I'm happy to consider musicians but you'll have to do soundproofing in your room and no loud percussion. Not ideal for large scale woodworking but it's possible we can adapt for smaller production. The Space- I've been working on it for the last 9 months, the floors are raw concrete, the front room has large warehouse windows and I've wood-paneled one wall and put in a standing workstation. Fenced in the patio with brand new corrugated aluminum, plants, and pallet gardens, If you have a motorcycle there's room to park it inside the locked gate. Inside we have an industrial gas range, steel counter, and large fridge. I've put in hanging lights in the front and back, the bathroom is set up to soon be a working darkroom where I have my trays and enlarger. Super-fast internet.We're a short walk from downtown, Pehr space, Crawford's, 1642 (wine and jazz bar) and of course Echo Park lake. It IS a warehouse so there are some drawbacks (you have to enter through an alley, and since we're close to downtown there's a lot of parking-lot recycling collectors and weekend auto-repair going on, I keep it pretty symbiotic.) we'll end up doing some of the small handyman work ourselves, but we also have a lot of building and modifying freedom, etc) but it's a great deal if you've got a small business or art project and need a productive home base. The Perks: - Studio rents occasionally to small photo shoots and production, so we actually make money here some months instead of spending $$ if you're in to continuing that - There's a washer hookup, so we can potentially have laundry here - If you're not feeling the current floor plan we can modify it to suit your needs - Local gallery just commissioned a team of muralists to fill the alley with great art, renamed us Animal Alley, it's incredible work - Right next to Vista Hermosa, a great local partk - There are small studios and creative offices popping up all over this block, I believe it will be a popular area for artists and makers within the next 18 months.
