Available move-in date: March 1 Lease duration: 1 year Pets: A non-refundable pet deposit of $500 applies for approved pets (total, not per pet). No aggressive breeds allowed. Additionally, there will be pet rent of $25 per month (per pet). Up to 2 pets total allowed. If landlord becomes aware of more than two pets, tenant must pay an $100 fine for the first offense. Tenant must remove the excess pets or face a higher fine for future offenses, possibly escalating if the violation continues. Utilities: Tenant is responsible for all utilities (water, sewage, trash, electricity, internet, pest control, etc.) Lawn Care: Tenant is responsible for lawn care. Grace Period for Late Payment: 3-day grace period for late payment, with a $50 late fee on the first day late after grace period and $10 per day thereafter. Lease Renewal Option: Renewal available 60 days before the lease expiration, with rent increases subject to market rates. Early termination: Requires 60 days of written notice if tenant plans to break lease early with an additional fee of one months rent, if notice is given less than 60 days in advance tenant will still be responsible for 60 days rent thereafter, as well as the additional fee of one months rent. Security deposit will be applied towards unpaid rent or any damages. Subletting: No subletting allowed. Guests: Guests may stay no longer than 14 consecutive days; longer stays require guests to be added to the lease. Renters Insurance: Required with $100,000 liability coverage minimum and $15,000 personal property coverage minimum. No Smoking Inside: Smoking allowed outside only. Move-In/Move-Out Inspection: A move-in and move-out inspection will be conducted by the landlord. Military Clause: Service members can terminate the lease without penalty if called to active duty or relocated. Landlord Entry: Landlord will provide a minimum of 24 hours' notice for maintenance or repairs, except in emergencies where immediate entry is required. Keys: 2 keys will be provided to the tenant at move-in. Denials: Landlord may deny rental application on basis of criminal history; previous rental history; current income; credit history; or failure to provide accurate or complete information on the application form.
