Term of Lease The Landlord hereby leases to the Tenant, and the Tenant hereby leases from the Landlord, the Property for a term of 12 months, commencing on [Start Date] and ending on [End Date]. 2. Utilities The Tenant shall be responsible for the payment of all utilities and services in connection with the Property, including but not limited to electricity, gas, water, sewer, trash removal, telephone, and internet services. 5. Maintenance and Repairs The Tenant shall maintain the Property in good, clean, and habitable condition and shall be responsible for any damage caused by their negligence or misuse. The Landlord shall be responsible for all major repairs to the Property, except for those necessitated by the negligence or misuse of the Tenant or their guests. 6. Use of Property The Property shall be used solely as a private residence by the Tenant and their immediate family members. The Tenant shall not engage in any illegal activities on the Property. The Tenant shall comply with all local, state, and federal laws, ordinances, and regulations concerning the use of the Property. 7.
