    This Walton Village Townhouse has 3 full bedrooms and 2.5 baths with a total of 1,358 square feet. The two story end unit provides lots of privacy and several groves of tall aspens surround the south facing deck for beautiful views of the Flat Tops as well as Mt. Werner. The mountain location puts the home on the free shuttle bus route to the mountain and is a nice walk there in the summer time. Beautifully furnished with "mountain decor", the home has textured walls with custom painting, fireplace, pine trim, upgraded light fixtures, new carpet and washer/dryer. Community amenities include outdoor & indoor hot tub, swimming pool (summer), tennis courts and sand volleyball. HOA dues are very reasonable and owners can have pets. $339,000.00 We have used the third bedroom as an office.  The bed is a beautiful aspen futon that can be used as a couch and there is a wrap around desk that can accommodate two people working at the same time. I apologize that the exterior picture is not from the fall or summer when you can see the leaves on the aspen trees.  The trees are huge and provide nice shade and privacy on the deck.  We are the corner unit, so our unit goes just past the window that is to the left of the front door.  If you are sitting on the deck you look over the top of a small group of townhouses down over the hill and have an unobstructed view to the east/south/and west of the mountains and the Flat Top Wilderness area.  Because we are on the back side of the building, we have lots of privacy.  There are only 4 units, so the only people who ever walk by are the people in the 2 units next to us.  I mention in our ad that the HOA is reasonable.  This was important to us as some of them can get up into the $600 - $900 range.  Ours is $270 per month and has been in that general range for the past 10 years.  We put new roofs on the building summer before last, but that has been the only additional HOA expense we have had during our time there.  We have a good HOA who does a nice job with snow removal, landscaping, etc.  We have 3 parking spaces which are located on the front side of the building.  We like this because we have a nice sidewalk that is right next to the parking and once we walk to our house we can't see any of the cars. The house has forced hot water base board heating.  I had never heard of this before we purchased the house, but it is very efficient.  Primarily uses the gas to heat the water and then pushes it through the pipes for heat.  Water is included in the HOA - we pay for gas and electric.  We do have a gas fireplace that heats up the house nicely.  We also have heating controls upstairs and downstairs.  In the winter the gas bills through Atmos Energy averaged $70 per month - down to $16 in the summer.  In the winter the electric bills through Yampa Valley Electric averaged $80 per month - down to $30 in the summer.
