All occupants age 18 and older must complete an application and pass a background, credit, income, and rental history screening.
Subleasing, Airbnb, or any other short-term rentals are not permitted.
Maintenance Responsibilities
Tenants are expected to keep the home clean, sanitary, and in good condition.
Tenants must promptly report any maintenance or repair issues. Failure to report a problem that results in additional damage may make the tenant responsible for those costs.
Tenants are responsible for routine upkeep, including replacing light bulbs, smoke detector batteries, cleaning window A/C filters, changing any applicable filters, and preventing drain clogs caused by misuse.
The landlord is responsible for repairs due to normal wear and tear and maintenance of major systems, including plumbing, electrical, structural components, and landlord-provided appliances, unless damage was caused by tenant negligence.
Tenants are responsible for any damage caused by themselves, household members, guests, or pets beyond normal wear and tear.
No alterations, painting, installations, or repairs may be made without prior written approval from the landlord.
In the event of an emergency, tenants should first contact emergency services or the appropriate utility provider, then notify the landlord immediately.
