The landlord is responsible for repairs due to normal wear and tear and maintenance of major systems, including plumbing, electrical, structural components, and landlord-provided appliances, unless damage was caused by tenant negligence. Tenants are responsible for any damage caused by themselves, household members, guests, or pets beyond normal wear and tear. No alterations, painting, installations, or repairs may be made without prior written approval from the landlord. In the event of an emergency, tenants should first contact emergency services or the appropriate utility provider, then notify the landlord immediately.
