I am a tenant sub-leasing my apartment at College Manor Studios. As the title mentioned, this studio is less than 200 steps away from campus! The advantage of sub-leasing through me is that my lease will not have the new increased rate of $655 a month, not to mention that College Manor is out of studios. Also, College Manor's new lease has a $10 parking pass fee per month that is waived on my lease. By sub-leasing my apartment to you, all strings attached to me will be gone, and the lease will be in your name alone. The "catch" is a $50 application fee that has to paid to College Manor. Finally, as an existing tenant that spent a year in this studio, I will truthfully tell you the pros and cons I found. Pros: - Extremely close to campus, midtown, and downtown (but far enough to never be bothered by loud people at night). - FREE Electricity! This meant I could run my AC for free and stay cool even during the hottest Gainesville days. The AC also works as a heater during the winter. - Semi-furnished studio with built-in desks, shelves, drawers, and closets. - Friendly staff and neighbors. - Walking distance to Publix (and soon Target)! - Clean and well maintained apartment. - Has room for creativity! Nice desks and shelving design. - Great storage room in the two closets, shelves along the wall, and the cabinets. - Allows pets (no restrictions!) - Well maintained pool. - Fourth floor view is fun to look at (pool and 2nd Ave) Cons: - Unfortunately, my neighbor has a tiny dog that can sometimes be heard through the walls, though the dog (thankfully) never barked a lot. - There is no oven in the kitchen, so you will need a counter-top stove. - Square footage could be a little too small for some, but I personally found it just big enough.
