Unverifiable income will not be considered. -Applicant must receive good references from prior landlords over the past 5 years -Applicant may not have any previous evictions in the last 7 years. - No unpaid judgements from previous landlords - Credit score must be a minimum of 600. -A background check will be conducted on all applicants over 18. Applicant's background must exhibit a pattern of responsibility. Crimes will be evaluated on a case by case basis in the last 5 years. No charges related to homicide, methamphetamine, sex offenses or arson. -Applicant must be a non-smoker -Occupancy is limited to two people per bedroom - No pets allowed Move-in requirements After approval and before occupancy will be granted, prospective tenant must supply all required move-in funds. This includes the security deposit and first months rent. The lease must be executed and signed by all parties. First months rent will be pro-rated from the start date of the lease. *Deposit to Hold non refundable deposit to hold if tenant does not move in within 24 hours. Hold for only 14 days. Once moved in, deposit to hold can transition to paid security deposit, At landlord's discretion, compensating factors such as an additional security deposit or co- signer may be required for qualification if applicant fails to meet all above requirements.
