Criminal Records: Criminal records that have had activity in the last 7 years will be considered. Criminal history will be considered on a case-by-case basis, with factors including the nature of the offense, how much time has passed, and whether or not the individual is appropriately rehabilitated and does not pose a risk to persons or property. Required Fees & Documentation: Applicant must bring all items requested to the showing (photo ID, application fee, information needed to complete application) and be able to pay full deposit and rent requested. Occupancy: All other things considered equal, single occupancy is preferable over double occupancy. Any more than double occupancy is not desirable. Availability to Fill Vacancy: All other things considered equal, an applicant's availability to fill the vacancy sooner rather than later is preferred. Length of Lease: All other things considered equal, a year lease is preferable.
