    The North Star subdivision at Mo-Pac & Parmer Lane is walkable, bus-able, bike-able, ... almost roller skate-able to a variety of basics and specialty shops. A 90-second drive to North Austin St David's hospital, parks & trails, tasty restaurants, and HEB grocery store. This home has the perfect Mother-in-Law layout. Front room with trundle bed abuts 1-car garage and hall bath. (Three inflatable beds are also available.) Garage-hallway door divides front "guest" area from open kitchen-living-dining space in center. Large Master bedroom with private bath has an organic King bed and overlooks the back patio. For roommates the layout allows the right balance of interaction and privacy. We have rented to regular 12-month tenants, and every single one has renewed. Longest stay so far is 4 years. This property is peaceful and pleasant. Past long-term tenants were grateful that when they needed to get to the hospital it was a 1-minute drive away. It feels close to everything -- but not closed in, like many spaces downtown. And the neighbors are helpful and kind; we have had the same ones since the 1990's in every direction. They liked our family, tenants after us, and probably you too! Rent is $1799 / mo plus same-amount deposit. Tenant covers any and all other utility bills and TV-Internet subscriptions, per the Texas Residential Lease Agreement. Rental contract length can be adjusted shorter or longer than 12 months. Prospective tenant must (1) provide current contacts for work and rental history on the application, and (2) pay the $100 fee. That includes completing the blanks for Social Security number and bank account numbers, adding layers of corroboration to official records. The processing and move-in date might be delayed if extra time is spent verifying information. First month's rent and security deposit are both due before move-in. If move-in inspection form is not turned in 24 hours after moving in, damage to the property will be remedied at the expense of the tenant. All service providers, estimates, and purchases for the property must first be approved in writing by the owner. NO smoking; $500 violation fee for smoking NO unauthorized pets allowed; $500 violation fee per animal (unless $250 pet deposit is paid per animal ahead of time) NO unauthorized occupants; $200 violation fee for unauthorized co-habitants Y'all, my prior tenants set the bar high. Please be eco-friendly like them, conserving our natural resources! * Please turn off all lights, fans, and other electrical power when not using a space. * Please recycle aluminum/glass/plastic/cardboard & paper in the bin provided. Same with regular trash and compost & brush. * Please keep indoor and outdoor spaces clean.
