The terms are going to be month to month. That way if you don't like the house, you can leave, and if I have issues with the way you're taking care of the house, you can leave. I'm pretty easy to get along with but I'm serious about a few things: There's no subletting, don't think you're going to post this on a short term rental sight and offset your rent. I don't want you trying to remodel my house, I don't want you painting my house or do anything that's going to cause me to lose rent after you leave. No fires in the fireplace, no firepits outside, don't ask... If your dog tears up the carpet, you ain't getting your deposit back and I don't want you tearing out the carpet and trying to replace it... It's a nice neighborhood and the renters will conform to the HOA covenants. Likewise, I grew up in this house and have known ALL the neighbors for 30 years. Everybody's gotta get along. This isn't a place to store junk cars, the lawn will be presented in a way that the lawn maintenance team can mow unobstructed. Renter is responsible for all utilities: water, electric, gas and anything else that I missed. You'll have 10 days from the time you sign the rental agreement to get the utilities placed in your name.
