No past due accounts, collections, or judgments will be accepted. Important: If any applicant in a group does not meet these guidelines, it may disqualify the entire group. 6. Application Fee Applications link shall he shared after the tour. Each applicant submits an application and pays the dues. 9. Deposit and Rent Payment Upon approval, applicants must be prepared to pay the security deposit and first month's rent in cashier's check or money order at least three days in advance. Once the landlord confirms the receipt of the payment from the bank, landlord / property management shall schedule an appointment to deliver the keys. Lease Terms 1. Documentation Zillow application is not accepted, 3rd party portal application link shall be shared after the tour for serious tenants to apply for consideration. All applicants must provide a copy of their valid ID and proof of income (at least two months of pay stubs. last 2 years of tax returns and w2s). Any occupant aged 18 or older must apply and will be listed on the lease. 2. Insurance Requirements Tenants are required to carry a $100,000 liability renters' insurance policy and provide proof of insurance. 3. Utilities and Fees Tenants are responsible for water, sewer, garbage, electricity, gas, gardener, and a $10 monthly administrative fee. 4. Terms Subject to Change Terms may change without notice.
