Application and Screening Guidelines 1. Application Requirements All adults (18 years and older) must complete an application. All applicants must meet the qualifying criteria outlined below. 2. Bankruptcy Any bankruptcies must be fully discharged to be considered. 3. Rental History A minimum of three years of positive rental history or homeownership is required, with no late payments. 4. Evictions No prior evictions or unlawful detainers are allowed. 5. Credit Requirements A credit score of 660 or higher is typically required, along with at least three years of positive credit history. No past due accounts, collections, or judgments will be accepted. Important: If any applicant in a group does not meet these guidelines, it may disqualify the entire group. 6. Income Verification Combined, verifiable gross monthly income must be at least three times the monthly rent. Supplemental Cash Reserves: Cash reserves may be considered to supplement income (please inquire before applying). Applicants must provide the last two years of tax returns, and a government issued valid identification. 7. Pets and Smoking Policy No pets and no smoking are allowed on the property. 8. Application Fee Applications link shall he shared after the tour. Each applicant submits an application and pays the dues. 9. Deposit and Rent Payment Upon approval, applicants must be prepared to pay the security deposit and first month's rent in cashier's check or money order at least three days in advance. Once the landlord confirms the receipt of the payment from the bank, landlord / property management shall schedule an appointment to deliver the keys. Lease Terms 1. Documentation Zillow application is not accepted, 3rd party portal application link shall be shared after the tour for serious tenants to apply for consideration. All applicants must provide a copy of their valid ID and proof of income (at least two months of pay stubs. last 2 years of tax returns and w2s). Any occupant aged 18 or older must apply and will be listed on the lease. 2. Insurance Requirements Tenants are required to carry a $100,000 liability renters' insurance policy and provide proof of insurance. 3. Utilities and Fees Tenants are responsible for water, sewer, garbage, electricity, gas, gardener, and a $10 monthly administrative fee. 4. Terms Subject to Change Terms may change without notice. Property conditions may vary from photos; please attend a showing to verify the current condition. Application Process 1. Review and Showing Review the above guidelines before applying.
