Lease is a one year term, renewing 30 days prior to the anniversary date. Rent costs to increase yearly at the rate of inflation. All utilities are the renters responsibility (Gas, Electric, & Water/Sewer). There is an annual garbage/recycle fee of $185.00 set by the City of Niagara Falls which is also the renters responsibility. Renter is responsible for property upkeep in regards to lawn cutting, garden/shrub maintenance, & snow removal. Renter is responsible for minor repairs inside & out of the house & property. Renter is responsible to maintain the smoke detector(s) batteries on a yearly basis. The docking facilities are to be used by the renter and renter only.
