UPDATE 2/9/20 Just got keys back and tenants completely out late yesterday. Certainly not done but it is clean enough to show. I already have a couple of folks waiting to take a look. If you would like to be added to the list, please accommodate my request clearly stated in the listing for some information about yourself: Size of family, pets if any (what kind and how many) and most importantly income and source of income. I have had about 15 responses and very few applications providing any info. Quiet street, great neighborhood. FRESH PAINT ON EVERYTHING, inside and out. 5 bedrooms, 1.75 baths. New carpet throughout downstairs and on stairs to 2nd floor. New linoleum and lighting in kitchen. 24 ft. side by side fridge with water/ice in door. Range, dishwasher and w/d hookups. EVERY BASEBOARD HEATER, THERMOSTAT, LIGHT SWITCH AND OUTLET IN THIS HOUSE IS BRAND NEW. Just so you know. Pellet stove in living room works great! Chimney just cleaned. Also large electric "Fireplace" stays if you want it. Will function well as your 65" TV stand. New gutters on house. Large lot on right side of house is included, so the kids have a safe place to play. Speaking of kids.....This home has most excellent access to ALL Hoquiam schools K-12. It is also within walking distance to downtown Hoquiam and the small town charm we all moved here for. Timberland Library, 7th Street Theater, restaurants, parks, shopping, Polson Museum, etc. What's not to love? I installed new windows in both downstairs bedrooms and the bathroom, as well as the big window in laundry area off kitchen. There are also new windows in the two front bedrooms upstairs. Upstairs carpet is older but cleaned. 2 bedrooms and full bath down, 3 bedrooms and compact 3/4 bath upstairs. 2 average and one larger bedrooms upstairs. There is a large BONUS ROOM between garage and finished area of house. Ideal catch-all for "stuff" but most houses don't have one. This one does. Square footage displayed is finished sq. ft. Does NOT include garage and bonus room. 1st/12th and move-in-fee each = due at lease signing. You will be signing a 1 year lease, paying first and 12th month, not first and "last." Move-in-fee is not a deposit and is not refundable. I will sign a 2 year lease upon request. I would prefer no pets on newer carpets, but I also realize great renters often do have them. I am open to discussion on the matter. FINALLY: As tenant pays all utilities, this will not be a cheap house to run. Even with the new baseboards, PUD bill could easily run over $300 in winter if you are not using the pellet stove. PLEASE be able to show proof of monthly NET income in excess of $4000. I will not take payments on move in fee/12th month's rent. Please don't ask. On the other hand, if you are $500 (or so) short and can pay it with next month's rent- I will work with you. I live 6 blocks away and will show it most any time upon request after February 5th. Call and I can get you in. PLEASE include some facts about yourselves before requesting a viewing.
