Built in 1904 as a small cottage, the house has been expanded and recently remodeled for an open floor plan and to add a large 2nd-floor master bedroom and bath to the 2 bedrooms/1.5 baths on the 1st floor. There is an enclosed front porch, a sunny mudroom with a sink and washer/dryer, and a finished basement that houses a small theater. An approx 5000 sq ft fenced-in yard has a small greenhouse, a separate garage/tool shed, and a small deck & patio. There are multiple fruit trees, concord grapes, currants, buffalo berries, raspberries, & thimble berries, 3 raised beds for vegetables, and an area devoted to native Colorado wildflowers. The small front yard is mostly xeriscaped (a work-in-progress). Both the front and back yards have automated drip & sprinkler irrigation. Renting with a pet (i.e., a dog) is negotiable. The house has a built-in doggy-door suitable for a golden retriever-size dog that leads out to a dog-run area or, if a gate is opened, the entire back yard. The house is fully furnished. The master bedroom has a king bed (firm mattress), and there's a fold-out queen bed in a guest room. An additional first-floor room has French doors and is used as an office. A futon couch in the theater room also can convert to a queen-size bed. Parking is on-street (always available) or in the driveway.
