TPH | Tiny Precious House Rental Terms & Requirements Monthly Rent: $2,400 Security Deposit: $2,400 Lease Term: 12 months (preferred) Application Required: All adult applicants (18 years and older) must complete a rental application and undergo the applicable screening process before approval. Rent & Payments * Monthly rent is $2,400, due on the 1st of each month. * A security deposit of $2,400 is required before move-in. * First month's rent and security deposit must be paid before occupancy. * Late fees, if applicable, will be outlined in the lease agreement and must comply with Georgia law. Utilities & Lawn Maintenance * Tenants are responsible for all utilities, including electricity, water, sewer, trash service, internet, and any other applicable services. * Tenants are responsible for regular lawn maintenance, including mowing, edging, trimming, and keeping the yard neat and maintained. * Tenants must keep the property free of excessive debris, trash, and clutter. Pet Policy * Pets are welcome with prior landlord approval. * All pets must be disclosed and approved before occupancy. * Tenants are responsible for pet-related damage, waste removal, and compliance with applicable animal-control regulations. * Any applicable pet fees or deposits will be disclosed before signing the lease. * Assistance animals will be accommodated as required by applicable fair housing laws. Property Care * No smoking or vaping inside the home. * Tenants must maintain the home in a clean and sanitary condition. * Tenants must promptly report maintenance concerns, leaks, or damage. * No alterations, painting, or permanent modifications without prior written approval. * Tenants are responsible for damage beyond ordinary wear and tear, subject to applicable law. Additional Conditions * No subleasing or short-term rentals without written landlord approval. * Renters insurance is strongly encouraged. * Occupancy is limited to approved residents, subject to applicable law. * Landlord entry and property inspections will follow Georgia law and the lease agreement.
