    Welcome home! Well maintained modern building with landlord living ON SITE. I'm a long-time landlord and I fix broken things! If you enjoy living in a well-managed home, please keep reading. **BUILDING & APARTMENT** This UPPER FLOOR 2 BR apartment has a great layout! I bought the building to live here and when I saw the layouts of the apartments I was sold. The kitchen with new built-in microwave is open to living room and the rooms are well laid out and the apartment feels larger than its' square footage. There are large closets in each bedroom (with newer shelving). The bedrooms have good useable space and outlets on 3 walls. The bedrooms don't share walls with the neighboring apartment and I've added sound-dampening insulation under the bedroom floors. New doors and new windows in living room/kitchen - the living room has a noise-reducing window (it faces West 7th St). The bathroom was remodeled about 2 years ago and has a very enviable shower niche. There's a unit air conditioner built into a wall sleeve in the kitchen/living room area. **AMENITIES** Storage locker included at no extra charge. There's a laundry room on-site with a new front-load water-saving coin-op washer and I can 'sell' you quarters for the washer and dryer so you don't even need to go to the bank. We have a package dropbox so you can receive a delivery if you're not home. **WEST 7th NEIGHBORHOOD** If you don't know us, don't feel bad but don't miss out! Very walkable neighborhood with nearby restaurants such as Bennet's Chop and Rail House, Tavial Grill Tacos & Tortas, Mojo Monkey Donuts, Skinners, Mucci's, A-Side Public House, Bay Street Grill & Pub and more! **OWNER PAYS** heat, water, sewer, regular household trash. Here's some legal boxes I have to check: **NON-OPTIONAL FEES** These include but are not limited to application fee ($50/adult); security deposit; rent including prorated rent; electricity payable to Xcel Energy; internet, if desired (Century Link not allowed); off-street parking; laundry is coin-operated; renter's insurance and fees for property damages, bounced/returned payments, lost keys, lock changes, credit card processing fees, unauthorized animals/pets, authorized pets and late payments. **Pets** Well-behaved cats may be authorized with proof of standard veterinary documentation demonstrating current vaccinations and additional pet rent ($25/month). **RENTAL CRITERIA** on my background check I I look at 1 Income: and I require Gross Income at least 3X Rent 2 Credit: positive credit accounts are preferred and if you owe a prior lessor or have utilities in collections then your application will likely be denied, 3 Criminal Background: please ask me if you have a specific concern but generally theft or violence to people or property are non-starters and 4 Rental History: applicants should have 12 months or more of positive, prior rental history **Century Link is not allowed here** **Renter's Insurance is required at lease signing** **NO SMOKING/VAPING**
