Upfront Payment - In addition to the security deposit, the Tenant is required to pay the first month's rent. 4. Income Verification - The Tenant agrees to provide three months of pay stubs for income verification before the start of the lease. 5. Background Check - A completed background check is required for all applicants, and the results must meet the Landlord's approval before the lease can be finalized. 6. Lease Term - The minimum lease term is 1 year. In the event the tenant breaks the lease prior to completing the one-year term, the security deposit will be forfeited.
