Penthouse condo with panoramic views Sail Bay. Features an open kitchen with stainless steel appliances new carpet tiles, fireplace, balcony overlooking Park, and Bay. One parking space with storage cabinet. Shared laundry. Located next to Fanuel street playground and easy access to Mission and Pacific Beaches. San Diego's finest coastal neighborhood is right outside your door! It is my understanding the building has some major structural issues that are now being investigated by two engineers. At this time I am unaware of any special assessment but could change once engineers finish their analysis. Additionally there is an ongoing dispute with poorly installed sliding doors that could leak. Professionals have recommended removing them as they are installed wrong. This also could lead to large future assessments considering the scope of work to fix and finish along with the real potential for liens and lawsuits. This condo was considered a long term pro folio investment and seller will need to transfer tax base to similar once identified and/or exchange. Due to the real potential of special assessments, liens/litigation and potential for very long construction period, the property is marketed as is with no future guarantees. Seller will provide all HOA paperwork and full disclosure upon proof that buyer (s) are prequalified. ****UPDATE***It is my understanding that experts in their respective fields have determined that the ongoing 9 month plus to date construction project to install 16 sliding doors and corresponding waterproofing of balcony’s, that was shut down earlier by the city for multiple municipal code violations including work done without a permit, now it’s been found that all the work done by the boards contractor and the boards waterproofing contractor has to be redone. The work was below the industry standard. This project has no oversight and is being run by the contractors doing the work. Demo and work done without any viable dust containment system being utilized or concern for personal property or the interiors. Still trying to get cement debris out of the units and personal possessions. Ive been told fans and compressors are impacted. The Boards lien and assessment amount in excess of $3,500.00 is currently delinquent and slated for lien and foreclosure action by the board. To date still no update on the extensive structural damage done by termite and dry rot. Once these investigations are completed I will let you know many of you have inquired to status of potential for more ongoing construction & lawsuits. As mentioned it seems inevitable in my opinion due to the current situation as noted above and considering all the contracted work to date still not finished needs to be completely redone which will require the removal of the recently installed door systems. Thanks to the San Remo Board for the current condition of our investment and necessity of full disclosure of the above.
