The unit has no common wall with any neighbor or tenant. You can't hear the activities of any neighbor giving a very private feeling. It is on the second floor of a 2-story building so there is no one living above. No foot- step sounds. The unit has nine feet high ceilings which makes the living areas very large and roomy. (normal San Francisco ceiling heights are eight feet.) 2. The windows are very large with venetian blinds, providing much light and a spacious feeling. They are of double pane glass which makes the heating very economical. The windows also provide sound proofing. Outside noise, such as car traffic, cannot be heard. 3. The almost new high quality carpeting has a very luxurious feel, and also provides floor sound proofing. 4. The dinette eating area in the kitchen area abuts 3 large windows providing light and view, even a small scenic view of the Pacific Ocean. 5. The corner location adds to the spacious feeling of the living area, but provides the high degree of privacy. 6. The forced air heating system with a controlled wall thermostat is very comfortable with a quiet furnace and fan. 7. There is a brick fire place in the living room, architecturally very appealing. The chimney draws very well. 8. A convenient storage area is available in the bathroom for groceries, pots and pans, paper products, and small kitchen appliances. 9. The kitchen has a very large and convenient spice cabinet, a conversion from the original fold-up ironing board that was a fixture in the early San Francisco housing units. 10. All walls are redwood lath and hard cement plaster, not sheet rock, providing great structural qualities to the building. After the Loma Preieta earthquake over twenty years ago, we could not find a ctack anywhere in the building, inside or out. 11. Luggage storage is available using the stairway to the roof from the apartment entrance lobby. 12. The commercial area below the unit at street level is Sprycapes Construction Inc. , a building and landscape contractor. It is there office and storage area.They are not there normally evenings, nights, Fridays, or weekends. Their work is at their jobsite locations where they work 4 days a week. They have been tenants in the building for almost twenty years and are well known and respected in the community. They provide very convenient and rapid service to handle any maintenence or repair work needed in the building. 13. The third tenant in the building occupies the back one-bedroom unit, also on the second floor. They have been renting for 10 years. They own and operate a six day a week restaurant, the Seabreeze Cafe on Judah Street near the ocean. 14. Kitty corner across the street from the unit is the beautiful Dianne Feinstein School, kindergarden through sixth grade. It is delighful to see the children going to and from school with their colorful backpacks, and to open a window and hear them happily playing at recess. Having children nearby totally enriches the living experience. 15. Popular restaurants are in the area, two on the same block, and many on Taraval Street. Taraval Street, a main commercial area many blocks long is just two blocks away. Laundromats, laundry and dry cleaning are nearby. A large Safeway and smaller neighborhood grocery and vegatable shops are also on Taraval. Taraval also has public transportation. 16. Ample outside parking is available, particularly on evenings, nights and weekends. 17. A large city park is two blocks away on Vicente Street, with a ball field, tennis courts, children's play area, lawns and picnic areas. 18 The area is one of the safest and secure areas in San Francisco with constant police patrols and a police station only a few blocks away.
