    A Unique Opportunity for a person (or a couple) to live on park-like acreage that is secluded but with close city/suburban amenities just within 2-3 miles! This is a one of a kind chance to be able to do some farm/ranch work/ cattle care for reduced rent in an amazing location/ setting. Some experience with tractor use and maintenance is helpful. This is a cute, modern 2-1 home with appliances, CACH, - including washer and dryer! Has a Great Open feel! I live literally 5 mins away so could possibly help if needed - and since I feed and do the animal care many days a month myself. This is a perfect situation for those who like to feel they are out in the country but don't want to sacrifice convenience. It is best if you have had some experience with cattle or animals & some construction know how. There are 25 - 30 head of cattle which are basically pets. They are friendly and easy to handle. I don't do things like branding or castrating. I mostly need help with feeding them once a day when I am gone or unavailable - probably around 15 days a month. The other parts of job are - unloading about 45 sacks of feed about twice a month, putting in an occasional T post, checking fences and doing repairs when needed, preparing for freezing weather, mowing with my tractor, some property maintenance. Will need to lead cattle back into their fenced area with feed on occasion. Keeping yard and surrounding area mowed regularly and area clean, doing minor plumbing repairs like changing hoses, automatic trough waterers, monitoring things closely during freezes, etc. - dripping or covering faucets, etc. Please text or call if you want more details or to view the property! It's also helpful if you let me know if you've had any similar experience, either dealing with large livestock, dealing with machinery, driving tractors, construction skills, etc. One year lease becomes month to month after a year. Would need to discuss pets. This is in the country on 32 acres so there is wildlife there and a creek runs through it. Prefer a non-smoker. Parking is covered by trees only. Maintenance responsibilities include needing to change the HVAC air filter regularly each month - could be sooner if there is an inside pet. You are responsible for coil cleaning and AC repairs if filter not changed frequent enough as the fan blower, capacitor etc can wear out quickly if the unit is operated with a dirty filter for a while. You will be responsible for Electric bill (also covers water) and trash service. Pets need to be discussed to make sure there is a proper fit and you understand the responsibilities
