Renter is responsible for basic utilities (Electric*, Water, Gas, Cable, Internet) Owner pays Trash and Sewer. *Electric is solar and paid by owner. Tenant reimburses owner at 1st of each month. Tenant needs to activate an NV Energy account for backup power. Absolutely NO smoking in house! No subleasing. Renter is expected to care for home by maintaining home and property in condition received. Owner carries home warranty and will cover any issues not found to be renter negligence. Renter will be responsible for ALL costs associated with any issues found to be at the negligence of the renter. Negligence will be determined by the Home Warranty company or the servicing company if not covered under Home Warranty. Renter must carry renters insurance and provide proof to owner. Guests staying more than 14 days must be approved by owner. Owner will conduct annual inspection of home with 7 days notice. Owner has authority to enter home in event of emergency with 4 hour notice to renter. Owner performs bi-annual maintenance of home. Changing air filters and adjusting watering schedule. Door locks are not to be changed. Vehicles are only allowed to be parked in designated areas designed for parking. Tenant must adhere to community HOA policies and guidelines.
