Rental contract is to occupy 1257 Center Ave, Martinez CA 94552, a three bedroom, two bathroom single family home with attached garage. The rental contract is for 1-year and then month-to-month. Tenant is responsible for paying rent in full by the 4th calendar day of the month and will be subject to $40.00 late fee. Any checks that do not clear are subject to a $50.00 fee. Security deposit of $1,500.00 will be held by property owner until, at most two weeks after the termination of rental contract. Funds from the security deposit may be used for damage, repairs, cleaning etc. after move-out assessment with tenant and property owner. Property owner is responsible for major maintenance (i.e. structural damage, water, sewer, home access, fencing, HVAC air filters and refrigerator water filter, etc) and tenant is responsible for general maintenance and upkeep of the property to include reasonable yard maintenance. Smoking is not allowed in the home. Tenant will be responsible for establishing accounts for electricity/gas, water, and waste management services. Pets will be allowed with an additional monthly fee of $100.00 to be paid with monthly rent. Allowed pets are cat or small dog (weighing less than 30 lbs). Under no conditions may the tenant sublet, rent or accept money to occupy the property. Early termination of rental contract is subject to fulfilling all requirements and monetary payments of initial terms. The amount due upon early termination will be calculated by subtracting the number of full monthly payments from the initial monthly term of the contract and multiplied by the monthly rent amount of $4,200.00. An example is if the tenant requires to terminate the contract after seven months, the amount due upon termination of the contract would be 12 months minus 7 months multiplied by $4,200. Pet fees would not be incurred for the remaining months if contract terminated early. No alterations to the property structural or with AI will be allowed and will be subject to termination of rental contract.
