Lease Duration: The lease agreement begins on 11/1/2024 and ends on 11/1/2026, comprising a 24-month term. Any continuation of the tenant's occupancy after this period will be on a month-to-month basis unless a new lease is agreed upon. Rent Payments: Rent is due on the 1st day of each month. The monthly rent for the property is $4200. Rent payments can be made via payment methods, e.g., bank transfer, check, etc. A late fee of $100 will be charged if payment is not received by the 5th day of the month. Security Deposit: A security deposit of one-month rent is required at the time of signing the lease. This deposit will be held as security for any damages or unpaid rent and will be refunded within 30 days of the lease's termination, minus any applicable deductions. Utilities and Fees: The tenant is responsible for all utility costs, including electricity, water, gas, internet, landscaping, trash collection and any other services required for the property. Maintenance Responsibilities: The tenant is required to maintain the premises in good condition, including regular lawn care, cleaning, and minor repairs. The landlord is responsible for major repairs and property maintenance, including issues related to plumbing, electrical systems, and appliances. Pet Policy: Pets (only dogs under 25 lbs) are allowed on the property. If allowed, a non-refundable pet fee of $200 will be required for each pet, with breed and size restrictions applicable. Smoking Policy: Smoking is not permitted inside the property. Smoking outside is restricted to designated areas. Termination and Renewal: Either party may terminate the lease at the end of the term with 60 days written notice. In the absence of such notice, the lease will automatically convert to a month-to-month tenancy. Early termination of the lease may be possible under certain conditions, such as relocation, military duty, or by mutual agreement, with a penalty of two months rent. Subletting and Assignment: Subletting of the property or assignment of the lease is not allowed without prior written consent from the landlord. Move-out Inspection: A move-out inspection will be done at the end of the lease, and any necessary cleaning or repairs will be deducted from the security deposit. Holdover Clause: If the tenant remains in the property after the lease expires without a new agreement, rent may increase to $4250 per month, and the lease will continue on a month-to-month basis. Dispute Resolution: Any disputes arising under this lease agreement will be resolved through mediation, arbitration or court, depending on the preferred method.
