1985 Manufactured home with aluminum siding and added hard construction 220sf rear enclosed sunroom with cement foundation facing canal. Sunroom has double pane windows but uninsulated metal roof (from when it was screenroom). Separate room A/C for sunroom. Summer months electric cost is about $120 (1 person & new A/C unit), winter is about $60 (2012). Propane gas is only provided for stove, but not used. Everything else is electric. Main house still has single pane windows. Google the address to see street view. This area is mostly retired or for snowbirds, but not an official over 55 community, thus not good for kids, i.e. NO-ONE puts out Halloween candy here. Tavares is the "Seaplane City", is golf cart friendly, a great historical town with parades, many events during the tourist season. Very few seaplanes fly over this area because FAA flight pattern has them land and takeoff over south side of Lake Dora. Homeowners here OWN their land (not rented) and can build hard constructed block homes up to two stories. Only one has done it so far in this tract, and all the rest of the homes are manufactured homes - mostly 2 bedrooms, some 1 bedroom, and many with added screenrooms which could now be enclosed. Many have metal roofs, but this one has newer roofover with asphalt shingles. Comcast cable is cable TV & internet provider. Most homes have septic tanks like this one, except some located in Tavares city limits (not this one) are connected to city sanitation lines. This home has double width driveway (good) and larger carport for two vehicles. Boating is easy with easy trips to Mt. Dora & Tavares docks, plus connection via Dora canal to Lake Eustis, Griffin, Harris, etc. Neighbors fish from docks, but I do not. Only negatives are single pane windows, no garage and lawn is a pain to keep going due to cold snaps in winter. A FEW houses have enclosed their carports, but it might increase property taxes. Neighborhood Description Most homes in this tract are manufactured and over 50% are owned by snowbirds - many others are retirees. Nice, quiet. Very few kids - this is not a 55 and up community, but original vacation homes. However, one of only two canalfront tracts leading to Lake Dora. Owners in this tract OWN their own land - this is not a mobile home park. And, owners could remove the manufactured home and build a hard constructed house up to 40 feet in height. One person has done that. This is in the unincorporated County area, thus no city taxes, although the tract is located between two Tavares City tracts and mailing address is Tavares. Uses septic tank. There is a forest preserve across the street and you can walk on paths in it, and a path leads to a long walkway on Lake Dora. Canal leads to Lake Dora near entrance to separate Dora Canal that connects Lake Dora to Lake Eustis. Even when water level was very low, there was still enough to get boats in and out (not true of some other locations with docks). Currently water level is 2-4 feet in canal after heavy recent rains. If buying a Florida home, don't rely on Realtor listing of taxes because it could be taxes based upon original purchase date and much lower than new assessement. If you get house payments using prior tax rates, your first year increase for tax and insurance impounds might DOUBLE (which happened to me). This house can be seen in Google using the street view. The Lake County GIS system has a floor diagram of the house also.
