This coop was sold to my daughter and her husband in "estate" condition a year ago an "insider deal" (we had no broker representation) for $520,000. This apartment was a wreck -- uninhabitable actually -- with torn up walls and floors, an unrenovated and unusable kitchen and bath. After closing we undertook an extensive renovation: all walls were skim coated, floors were re-done throughout and a new kitchen and bathroom (with a bath-to-shower conversion) and closets were combined to make a single custom French-door closet in the bedroom. What isn't shown in the photograph is a home-office set-up t the far end of the living room including a double-length desk and wall-mounted bookcases with under-counter lighting. It's pretty spectacular. The cost of the renovation was ~$125,000.and incudes top-end fixtures (i.e., Grohe bathroom, GE appliances, quartz countertops and custom radiator covers). Please take this into consideration when calculating your Zestimate -- I believe it is discouraging buyers from considering the apartment! In our building currently there is an unrenovated one bedroom (with a much tinier kitchen) currently on the market with a Zestimate of $554,00 (asking price is $560) and another one bedroom in the same line at 12J at $675,000. Please reconsider this unfairly low Zestimate on apartment 3J!
