Open or paid rental collections are considered negative rental history, and may result in the denial of your application. CREDIT/SSN REQUIREMENT: Your full credit report will be checked, in accordance with state and federal FCRA rules. CRIMINAL HISTORY REQUIREMENT: In order to promote safety, security, and liability protection public records of criminal convictions within the last seven (7) years based on date of release from court supervision will be checked on all applicants. Property Owner will not lease to an individual found guilty of crimes against persons or property that are violent or destructive, drug manufacturing or distribution, sex offenses or substantially similar crimes, subject to the details of your individual history as reviewed by property manager. CO-SIGNERS: If a co-signer is allowed they must live in Spokane County, have strong credit, adequate income to cover your expenses as well as their own that can be garnished and verified by screening. Co-signers are party to the lease for the entire tenancy. The screening fee is $25 per cosigner. PETS: No animals of any kind are allowed without express written permission, a Pet Addendum to the lease, current licenses and vaccinations and an addition to the deposit, an extra fee, and/or monthly pet rent.
